MMXXI

Your global landlords.

Held in trust across generations. First raised on British bloodstock, then on the streets of great cities. Formalised in the DIFC, MMXXI. Six industries, quietly run.

Begin
I · Philosophy

We do not own the world.
We hold it in trust.

From British bloodstock and thoroughbred breeding, through decades of patient capital deployment, to formalisation under the DIFC in Dubai in 2021 — the Foundation now acts as steward of buildings, land and the lives lived within them. Our discipline is patience. Our medium is permanence. Our horizon is a century, then another.

“A building is the longest sentence a family can write. We choose every word with the next generation reading over our shoulder.” — Letter to Patrons, 2024
II · Industries

One house, six industries.

From bloodstock to buildings to the systems that run them, the Foundation operates across six permanent industries — each held to the same patience, the same covenants, and the same century-long horizon. Operating globally, holding locally.

Bloodstock — stud farm plate
Origin · Heritage

Bloodstock

The first capital. British stud farms and thoroughbred lineage — the acquisition and stewardship of Gainsborough Stud opened the family’s long practice of patient capital, and its disciplines govern every venture since.

Real estate — heritage terrace plate
Cornerstone · Perpetual

Real Estate

The second great chapter, and the cornerstone today. Whole buildings and whole streets — freehold and leasehold, across forty-one cities — held outright, held quietly, and never for sale.

Software — operations plate
Operating · Global

Software

Instruments built to be kept, not sold. Written in-house, run in silence, extended only where the Foundation itself extends. Sold to no one.

AI innovation — constellation plate
Frontier · Global

AI Innovation

Applied intelligence in service of stewardship. The Foundation trains and operates its own models on its own infrastructure — measured adoption, quietly deployed, wholly owned.

Forensics — records plate
Practice · Global

Forensics

A quiet specialist practice. Financial and property forensics — establishing what is owed, what is claimed, and what is true — in support of the Foundation’s covenants and its counsel.

Hospitality — grand entrance plate
Operating · Global

Hospitality

Guest residences and serviced stays within the Foundation’s own buildings — the tenant covenant, extended to the traveller, under the same roof and the same conscience.

III · Stewardship

Three disciplines, one conscience.

The Foundation operates across three permanent mandates. Each is governed independently. None are for sale.

I

Custodial real estate.

Direct freehold and leasehold interests across forty-one cities. Held outright. Held quietly.

The Estate Letter
II

Tenant covenants.

A residential portfolio operated under a single, generationally-stable promise to those who live within it.

Our Compact
III

Perpetual protection.

Counsel is held by multiple independent law firms across jurisdictions, ensuring the Foundation endures — unbroken — across generations and across time.

Counsel of Record
IV · Generations

Capital that circulates, never spent.

Council members may draw against the Foundation’s permanent reserve, secured against the assets they acquire on its behalf. The principal is ultimately returned. The right to draw is what passes down — from one generation of the Council to the next.

I

The Allocation

Each council member is allocated capital from the Foundation’s permanent reserve to acquire real estate in the Foundation’s name.

Council Member
II

Secured Capital

The capital is structured as a secured facility, collateralised solely against the asset acquired — never against the member personally.

Secured Facility
III

Stewardship

For the duration of their tenure the member stewards the asset — leases it, restores it, draws income from it — under Council covenant.

Tenure
IV

Return

In time the principal is returned to the Foundation in full. The asset, freed of its lien, remains within the Foundation in perpetuity.

Repayment
V

Inheritance

The right of allocation — not the asset itself — is passed to the member’s successor, who begins the cycle again.

V · For Patrons

If you are renting from us.

You may have arrived here because the Foundation, through one of its sub-holding companies, is the ultimate beneficial owner of the entity that leases your home or premises.

The Foundation does not directly operate, manage, or assume day-to-day liability for individual properties. It does not collect rent, sign leases, authorise repairs, or handle correspondence. Those responsibilities sit wholly with the local managing entity that holds your tenancy.

For anything concerning your tenancy — repairs, billing, deposits, notice, access, or complaints — please contact your local property manager named on your lease or rent statement. They are the right and only point of contact, and they are accountable for resolving your matter.

Where to look
Your tenancy agreement, recent rent statement, or building noticeboard.
What they handle
Repairs, billing, deposits, lease queries, access, complaints.
What we handle
Long-term ownership only — never day-to-day operations.

If, after exhausting your local manager, a matter remains genuinely unresolved, a written summary may be sent to the Private Office. We will route it back to the responsible operator. We do not, and cannot, intervene before that.

06 — Private Office

Correspondence is by invitation.

The Foundation does not market, nor does it solicit. Existing patrons and principals are received through the Private Office in Dubai. Letters of introduction are read, in order, by the General Counsel.
